Why The Country Homestead Course Was Created

Since moving from Tennessee to Idaho years ago, I have heard from and met numerous buyers of Country or Homestead Property that made costly mistakes in searching for, evaluating and purchasing what they sincerely hoped would be their dream place to live and raise their family or spend their golden years.

Some of the stories have been heartbreaking, others have been tragic, but all have involved something those buyers did not know to look for or avoid. I can sum up the mistakes, pitfalls, and problems by the saying, “You don’t know what you don’t know and what you don’t know can, and usually will, hurt you when looking for, evaluating and purchasing Country or Homestead Property.”

One of the saddest laments I have heard is “I did not know everything that was important so I could not even google that query.” That lament is commonly followed by “If only I had known.” Therein lies the problem. All of us only know what we know and many times it is what we don’t know that hurts us.

Before enrolling in Law School I took several courses in Real Estate. Some courses were in Real Estate Investing, some were in Owner Financing Real Property Purchases and others were in Evaluating The Suitability of Real Property for what ever it was you had in mind to use that property for. I thought I was pretty smart when it came to Real Property issues. Then I went to Law School.

In Law School I took every course there was that was about Real Property, Financing Real Property and any other course that the course description seemed to indicate that course was related in some way to real property. It was amazing how much I was not taught in all those courses I took before entering Law School! You see, I learned that I did not know what I did not know. Now with Law School behind me I felt I was finally knowledgeable when it came to buying Country or Homestead Property.

Then I started looking for Rural Property. Boy was I surprised! With each property I looked at and each Realtor I dealt with I learned something I did not know.

For 4 years I taught Buying Country Property at Sustainable Preparedness Expos in the Pacific Northwest, in Idaho, Oregon and Washington. At the close of those presentations there was typically a long line of people who would wait for over an hour to ask me their questions. From their experiences and mis-experiences I learned even more, many times about things that I had no idea existed.
